May 2026 Market Watch Statistics

We made it through a very cold snowy winter and chilly wet spring!  Summer is just around the corner, and Cape Cod is finally heating up!  Will the real estate market on Cape heat up? Well, let’s take a look at the stats:

Since October of 2025 the median sales price as dropped from $789,000 to $715,000.  The average sales price has dropped from $1,033,000 to $918, 550.    In 2025 homes were over 100% of listed price, now we are at 95.4% of list price.  Average days on market is now 58.

Does this create a buyers’ market?  No.  but we are getting there!  Buyers have a lot more to pick from.   We are now well over 1000 listings for the entire cape in single family homes.  In the year 2019 there were 579 sales for CCIMLS, in May of 2026 there were 342. 

The numbers are pointing to the fact that there are fewer sales, at higher prices, and longer days on market.   The list prices will begin to drop in proportion.   What is selling fast and for asking price or above?  Anything that is nearly new, refurbished, updated! Coastal colors, lots of light, new appliances, etc.  That will sell!  Fast!
