DUAL AGENCY:
We do not practice it. That means
that if one of our agents takes your listing, that agent will NOT represent a
buyer for your house. This has significant advantages for you, the seller. Your
listing agent represents you, the seller, during the entire transaction. You
can trust in your listing agent that they will put your needs above all.

GUARANTEED SHOWINGS:
Cape Real Estate, the
company (not just the listing agent) takes responsibility for your listing. If
your listing agent is away or at the doctor’s or taking their child to school,
the company will show your property to a buyer’s agent or buyer. We know that
the more potential buyers who get to see your listing, the better it is for
you. 67% of all buyers come from an MLS office. Most companies leave the
showings, appointment scheduling, advertising, etc up to the listing agent. Cape Real Estate
does
not. We have
salaried, licensed employees who will meet the immediate needs of our clients
when the listing agent is unavailable. We take our listing agreement with you
very seriously.

TWO MLS’s:
We immediately put your Cape Cod Home
into MLSPIN and CCIMLS. How does that help you? You will realize the best price
and terms if we introduce the maximum number of potential buyers to your
property. If we keep it a “secret” or a “exclusive” and only subject our own
customers/clients to your listing, then you will limit the number of potential
buyers and that limits your offers. Simply put, the more “eyes” on your
property, the better chance of realizing the highest and best price.
4. IN-HOUSE MARKETING DEPARTMENT:
We do not
“outsource” your property! With professional photographers, videographers,
aerial drones, etc., we make your house look its’ very best. In many companies
today, when you list with an agent, you only get that agent. You rely on that
individual’s ability to advertise, market, and promote your listing. Here at Cape Real
