January figures give us a small peek into what may be on the horizon for 2026. Pending sales, closed sales, and new listings are all down. New listings by almost 30%! BUT, median sales price and days on market are up! Just like the arctic air over Cape Cod, these numbers remain eerily the same, month after month.
Now, first of all, this is only a snapshot on the first month of the year. The first month which has had the most unusual weather that I can remember in decades! To have this much snow fall and to keep it on the ground for weeks, is virtually unheard of and I believe it has brought any new listings to a halt! No one wants to put their house on the market when no one can get to it without a snow shovel.
I do believe, as I stated in January, that we will have more listings in the first and second quarter of 2026, if the weather cooperates.
As long as prices continue to creep up, which can only happen when the listing inventory is depressed, it may continue to take longer to sell but sellers have every reason to believe they can still get their price!
This too shall pass. Old saying but very true when it comes to Real Estate! With more listings, prices will drop and the market will become invigorated. When? Well, that is the million- dollar question. My guess is soon! Stay tuned!
