Barnstable County Real Estate March Market Updates

Barnstable County Real Estate March Market Updates show the market is down nearly 12% in pending sales year over year.  When compared to March of 2024, March of 2025 saw a 21% decrease in closed sales as well. Inventory of homes for sale is UP 13% and that means months of supply is up nearly 10%. Cumulative days on market is UP nearly 40%!!!  Where are we headed?  Before we approach a decision, we have one more statistic to consider, Median Sales Price is UP from March of 2025 over 16%- from $685,000 to $796,950.

My prediction is that we are headed into a Buyer's Market.  Sellers are going to have to competitively price-no way around it.  Buyers have more to pick from and they know it.  The percentage of original list price received is down 3%.  I expect that to continue downward. If you are a buyer, this is looking good for inventory and price adjustments- take advantage of it! How long will it last?  Well, my crystal ball doesn't give me that answer.
