Getting the Offer

  1. Price It Right - This is where your ERA agent will advise and promote what the market will bear.
  2. First Impressions Count - Remove clutter, staging, curb appeal, etc. 

  3. Be Flexible with Showings - It must be shown to be sold! Often in second home markets we have abbreviated showing notice. 

  4. Anticipate the Offer - Consider in advance what price and terms you would find acceptable.
  5. Remain Competitive - Always consider a price change if you are not receiving calls for showings and/or offers. If your home remains on the market too long, your goal is reduced! 

Negotiating and Structuring the Sale:

 We value our fiduciary relationship with you, and we are NOT going to put any financial gain

above that relationship. To that end, we will present all offers immediately. Strategizing and 

analyzing terms and conditions, reviewing options and advising on your response is what we do

and we do it well. Each offer may be reviewed by our Sales Manager, so that you benefit from

more than one pair of eyes. We deliberately review financing terms with the buyers’ agent and

or loan official to ensure the buyers’ purchase power. Our multiple offer policy (should you find

yourself in that position) puts you in the driver’s seat. Our goal is to allow you the most 

negotiating power for the strongest terms.

 Completing the Transaction:

 Once an offer is signed by all parties, you have a legally binding contract. That’s when the work

begins! ERA stays in constant contact with all parties, we attend the home inspection, 

negotiate any concerns with you, assist in the drawing of the P&S, obtain all signatures, 

account for all funds, attend the appraisal, etc. We will order the smoke detector certificate

from the town Fire Department and help with the transfer of utilities, alarm companies, etc. 

We order the water meter reading and arrange the closing date and time with the attorneys for

both sides. We continue to reach out after the closing concerning any outstanding issues with

holdbacks, post-closing agreements, etc. We will keep your tax document on file should you need

an extra copy at tax time!

So, what is curb appeal? It is that quality in a house that gives a potential buyer a “love at first sight” sensation! Studies show that spending 5% of your homes’ value on landscaping could produce a 150% increase in price!

Come up with a concept for landscaping. Have a plan so everything you do to your homes’ exterior is deliberate.

Focus on the front door. Make sure people know where your front door is and create a warm and welcoming entrance.

Deal with the driveway. You need to downplay the drive or distract a buyers’ eyes away from all that concrete. Create a landscaping plan that allows for that.

Pay attention to details. Little things mean a lot, like edging the lawn, large planters, maybe placing some colorful all weather ceramic in the walkway.
