Cape Cod is not only feeling the effects of a very cold early winter, but prices and sales have been chilling as well!  What is 2026 bringing to the market?  As you can see, the trend continues, pending and closed sales are down year over year.  Cumulative Days on Market are up nearly 25%!  Percent of original list price is at 95.2% and new listings for 2025 fell to 3472.   Both have seen small drops since January of 2025.   The biggest news is that the median sales price for single family homes is UP nearly 25% to $789,500.    

Well, if there are fewer and fewer listings, then the listing prices will hold steady and even go up.   That is how 2025 ended.

Condos on Cape have a slightly different picture.  Pending sales and closed sales for condominiums are UP, and the median sales price is down!   Days on market is up, even higher than for single family homes and new listings are UP!   Here we see more inventory which brought prices down slightly.   

The total number of new listings in Cape Cod and Islands MLS since Jan. 1,2026 is over 100!   People are beginning to sell, and with increased listings come more realistic and competitive pricing.   Interest rates are down since Jan. of 2025 which will spur interest.   

My prediction is that we are going to have a busy winter and spring for sales!  If you are considering selling, today is the day!!
