We have a new HIGH for median sales price in Barnstable County for single family properties! 
 $789,000!!  We also have a new high for days on market- 57.  As compared to 2024, median sales price is up 2.9% and days on market are up 26.7%!

Let's look at the rest of the story- % of original list price received is down, as compared to 2024, by 1.6% and new listings are down 3%.  

What is most interesting is the condo market.   Year over year, pending sales are up nearly 10% when compared to single family homes and we see an increase of almost 7% of closed sales in the condo market.  There is a nearly 2% drop in median sales price for condos as compared to the 3% rise in single family homes! 

Where is this market?  Condo sales are up because the median sales price is down, and it takes longer to sell a condo than a single-family home.  More condo sales have closed in 2025, where single family homes indicate less homes have sold in 2025.

Condos are a good deal.   More consumers are considering and buying condos!  The median sales price of a condo in Barnstable County is $499,950 as opposed to the $789,000 in single family.   

Single family homes are affected more by the historically low inventory.  As of today, there are 672 single family houses for sale in Barnstable County.   Much lower than what the buyers are demanding.   So, sales prices are still going up.   However, every month since Jan of 2025 the days on market have increased, and the new listings are decreasing.  So, inventory remains the bus driver!!
