Cape Cod Brokerage Feedback for September 2025

The month of September continues to lay the foundation for the anticipated changes in Cape Cod Real Estate!  When we look at Sept. 2024 vs Sept. 2025, we see a decrease in median sales price, and a decrease in original list price received.   There is a nearly 50% increase in cumulative days on market!

However, year to date numbers for 2024 vs 2025 are less daunting.  The cumulative days on market are less than 30% and the median sales price decrease is less than half of Sept. alone.   However, closed sales are down 4% and pending sales are down year over year.  Percent of original list price along with numbers of new listings are down year over year.

I will ask my repetitive question- what does all that mean?  It means the buyers' market is getting closer.  What will solidify it- is inventory.   Until the inventory increases significantly, the buyers are not in the driver's seat!    However, buyer's interest is waning, many are getting tired of waiting and the prices - along with higher interest rates- are keeping them out of open houses and making offers.  We are in the process of a turning market, but it is taking longer than I thought.
