May Homes for Sale Barnstable County MA Statistics
The month of May shows stability. May 2024 as opposed to May 2025 shows similar pending sales, decrease in closed sales, median sales price remaining the same, but the inventory in May of 2024 compared to May 2025 shows a 17% increase. There is a 10% increase in months' supply of inventory. Those two numbers begin to tell the story for Year to Date. That story is more ominous of things to come. When we look at the year -to- date numbers we see a 30% in cumulative days on market! We see a 7% decrease in pending sales and a similiar decrease in closed sales. We are looking at a 95% of original list price as opposed to over 97% last year.
