How BUYER AGENT's Support Their Client Through The Real Estate Purchase

There has been a lot of conversation, and it seems like a good time to share the importance of WHY a home BUYER needs the help from their Buyers Agent:

1. Exclusive Representation: Buyer's agents work exclusively for the buyer, focusing solely on the buyer's needs and concerns.

2. Confidentiality: Buyers can share their preferences, budget constraints, and other confidential information with their agent, knowing that it will be kept confidential.

3. Due Diligence: Agents assist buyers in conducting thorough due diligence on prospective properties.

4. Negotiation Assistance: Buyer's agents help negotiate the purchase price, contingencies, and other terms outlined in the offer to protect the buyers’ interests.

5. Document Preparation: Buyer's agents help define and review the necessary documents involved in the deal.

6. Problem Resolution: Should any issues arise during the transaction; buyer's agents are skilled at problem-solving.

7. Closing Process: Buyer's agents guide their clients through the closing process, ensuring that all necessary documents are signed and submitted. They may attend the closing with the buyer to address any last-minute questions and ensure a smooth and successful conclusion to the transaction.

8. Post-Purchase Support: A good buyer's agent doesn't stop working once the transaction is complete. They may provide continued support and assistance, helping clients settle into their new home and addressing any post-purchase concerns.

Additionally, when one agent handles both the BUYER & SELLER of a home, it is called DUAL AGENCY, this is not the proper way to protect all parties, and we do not allow this within ERA.  Both parties must be separate and exclusive in to properly protect both parties interests.
